We are seeking an experienced Retail Portfolio Manager to oversee a portfolio of retail properties, ensuring optimal asset performance, tenant retention, and operational excellence. This role requires a commercially minded property professional who can build strong tenant relationships, collaborate with internal teams, and maximise portfolio performance.

About the Role

As Portfolio Manager (Retail), you will be responsible for:

• Managing a portfolio of retail properties
• Building and maintaining strong tenant relationships
• Managing lease renewals and minimising vacancies
• Working closely with leasing teams to identify re-letting opportunities
• Resolving tenant queries efficiently and professionally
• Overseeing monthly billing and tenant recoveries
• Ensuring lease escalations and recoveries are accurately processed
• Monitoring utility recoveries and tenant billing
• Providing regular portfolio performance and lease expiry reports
• Assisting with budgeting, forecasting, and income growth initiatives
• Monitoring statutory compliance across the portfolio
• Liaising with legal teams regarding lease breaches and recoveries
• Working alongside finance, operations, leasing, and acquisitions teams
• Maintaining accurate property information within the MDA Property Management System
• Monitoring retail trading performance, including turnover, trading densities, and foot traffic

Requirements

• Relevant qualification in Property Management, Real Estate, Business, or related field
• Several years' experience managing a retail property portfolio
• Strong understanding of commercial leases and retail property management
• Experience with tenant relationship management
• Financial and budgeting experience
• Knowledge of MDA Property Management System advantageous
• Excellent communication and negotiation skills
• Strong reporting and analytical abilities
• Highly organised with excellent attention to detail
• Commercially driven mindset

• Proven ability to build relationships
